692 Beach Rd

Rare Qualicum Beach village-core investment: two adjoining mixed-use buildings at 692 and 698 Beach Road, offered as one package. C1 commercial with street-front retail and office below and apartments above, on two fee-simple lots in the walkable downtown, steps from Second Avenue shops, cafes and everyday services. Eight tenancies in place—four commercial and four residential—plus garage and parking income still to lease. Established local uses, steady pedestrian traffic, and a town that protects its compact village character, which is why paired sites like this seldom trade. Hold for income, fill the ancillary space, or underwrite a longer-term village holding. Qualicum’s core is finite; new C1 frontage is not being created down the highway. Showings by appointment. Two titles, one offering. Measurements, leases and income to be verified. Full rent roll and information package available from the listing brokerage. Price is per building x2
